Staffed Villa Rental in Cartagena: What It Costs and What ‘Staffed’ Actually Means

In short: a staffed colonial house inside the walls starts at around 600 USD per night for a house that sleeps 16, billed per house rather than per guest. Staff is contracted separately and each role appears as its own line: a local host at 200–300 USD a day, a private chef per service, a driver and van per day. For a group of twelve or more this is cheaper than the equivalent hotel rooms and buys something a hotel cannot sell: a whole house, inside the walls, that is yours.

Why a villa, and when a hotel is still the better answer

The argument for a house is not luxury for its own sake. It is that a group stops being a logistics problem. Breakfast happens when people wake up, the terrace is where the night starts, nobody is negotiating adjoining rooms, and the front door is yours.

The argument against is worth hearing before you book. A house is not a hotel and does not pretend to be one: there is no 24-hour front desk, no room service, and housekeeping is what you contract rather than what arrives every morning. Check-in is a person meeting you at a door, not a lobby at 2am. For four people on a two-night stay, a good hotel is usually the better trip. From about ten people and three nights, the house wins on both cost and experience.

The three zones, honestly

What "staffed" actually means, line by line

The word gets used loosely. Here is what each role does and how it is billed — each one as its own line, never as a percentage of what you spend:

• Local host / concierge — 200 to 300 USD per day. A person in the city running the days: confirming the boat, holding the restaurant tables, dealing with the club door, solving what breaks. Billed per day, not per person. For twelve people over four nights that is 67 to 100 USD per person for the whole trip.
• Private chef — per service, with the market shopping billed separately at cost. Breakfast for the house, a long lunch after the boat, a dinner on the terrace. The shopping is itemised so you can see what the food cost and what the chef cost.
• Driver and van — per day. For an airport arrival where everyone lands within a few hours, for the marina, and for Bocagrande nights. Cheaper and calmer than several taxis for a group.
• Bartender and service staff for a night at the house — per service, when the plan is a party at home rather than out.
• Housekeeping — most houses include a daily clean; deeper service is contracted.

Not every group wants all of it. A house with a host and a chef on two of four nights is the configuration most groups land on.

How the money actually works

Almost everything here is billed per unit, not per person, and that single fact changes the arithmetic more than any negotiation will.

The worked example: a house at 600 a night for four nights is 2,400 USD. Across sixteen people that is 150 USD each for the entire stay. The same four nights in a hotel, two to a room, does not come close — and the hotel does not give you a rooftop that belongs to your group.

The corollary is honest too: the same house across six people is 400 USD each. Below about eight people the per-unit model works against you, and we will say so rather than sell you a house that does not make sense.

What we check before a house is put in front of you

The best houses in Cartagena are not on booking platforms, and the ones that are photograph better than they live. What we actually verify:

• Water pressure and air conditioning in every bedroom, not just the two in the photographs. In this climate that is the difference between a good trip and a bad one.
• Which bedrooms are real bedrooms. A "sleeps 16" house with two sofa beds is a house for twelve.
• The noise at 1am, not at the viewing hour. Inside the walls that varies street by street.
• Who actually holds the keys — the owner, a manager, or a sub-agent — because that determines who answers when something fails on a Saturday night.
• That the price we are given is the owner's price. We charge no agency fee; our work appears as its own line, so there is no incentive to push you to a more expensive house.

When a house does not pass, it does not go in the quote. That is the whole reason to work with someone who lives here instead of a catalogue.
